Who We Are
Dwelle Properties is a real estate investment, development and property management team serving residents and investors throughout the Chicago area. Currently our ownership portfolio consists of eleven properties ranging from value-focused properties, to luxury communities, and everything in-between.
We are committed to providing quality, attentive and responsive tenant services and a superior rental experience for each of our residents.
Our Team
Drew Breneman
Managing Principal
Drew helps manage Dwelle and primarily spends his time looking for and acquiring new properties that fit in Dwelle's portfolio. Since buying his first rental properties at age 19, he has spent the last 15+ years acquiring, fixing up, and operating multifamily properties. Drew received a BBA in Real Estate & Urban Land Economics from the consistently #1 or #2 ranked real estate undergraduate program in the nation from the Wisconsin School of Business at UW-Madison. When Drew is not working, you can find him in Chicago's West Loop neighborhood where he and his son live.
Samuel Meyer
Managing Principal
Sam grew up in the north suburbs of Chicago and graduated from DePauw University in 2012. Upon graduation, Sam started working at the iconic Vienna Beef company in Human Resources and quickly moved into Sales. As a lifelong soccer player and fan, Sam brings his passion and competitive spirit to the real estate industry. He now looks to grow Dwelle into a property management company that focuses on tenant relations first and foremost!
Evan Dillon
Vice President of Investments
Evan grew up in Metro Detroit and moved to Chicago in 2017 following his graduation from the Stephen M. Ross School of Business at the University of Michigan. He began his career working for Heitman as a member of their acquisitions team, where he helped close on a total transaction volume in excess of $2.5 billion in gross asset value. At Dwelle, Evan is responsible for sourcing and screening potential investment opportunities as well as managing the team's analytics and modeling infrastructure.
Tom Stein
Senior Associate
Tom is from the Chicagoland suburbs and returned to the area after graduating from the University of Wisconsin-Madison in 2015. His interest in real estate began in college when he first started working in the industry. After school he gained experience in financial services before returning to real estate. He assists Dwelle through the acquisition process of new properties as well as ongoing investor reporting.
Codi Steinborn
Property & Asset Manager
Codi was born and raised in the suburbs of Chicago and moved back to the city after graduating from The University of Wisconsin-Madison in 2015. She worked in finance and studied web development before deciding to pursue a career in real estate. Codi now works for Dwelle as a Property & Asset Manager and assists with various day-to-day business operations such as Accounting and Brand Development.
Mallory McCarthy
Property Manager & Leasing Agent
Mallory was born and raised in the greater Chicago area and is currently a long standing resident of the city. After graduating from the University of Iowa, Mallory worked as a customer success manager in the marketing and retail industries for about 10 years. Her focus and skill has been on fulfilling customer goals and objectives. She'll continue to focus on achieving these milestones while building strong relationships and communication with the properties' tenants.
